Rome-Apartments-Rentals.com is a service which  accepts all bookings on behalf of the property owners. We have  visited and checked each property, the descriptions appearing on our website are accurate and have been prepared in good faith but we assume no responsibility of the accuracy of any information submitted by property owners or the qualifications of renters. 

Please be aware that properties offered on our site are not official structures such as hotels, but private houses. As such they do not have standards or categories that are officially recognized. Instead they reflect, in their architecture and furnishings, the local traditions and personal taste of the owner.

To book an apartment, just fill in our booking form; we’ll get back to you within 72 hours sending you the following details: availability of the property you have chosen, specific information or conditions, our bank account details and the Fax number and e-mail address to send us a copy of the bank transfer. This first email will act as a provisional booking in your name and will have a validity of 48 hours.

If the apartment is vacant and you decide to confirm your  interest, a payment of 20% of the total rental amount is required, within 48 hours after receiving our email. The provisional booking  loses its validity should this sum not be paid within the required time of 48 hours.

You may pay this sum by bank transfer and are invited to send us a copy of the transfer via Fax or by e-mail as an attachment within 48 hours. We will send you the Fax number and the e-mail address in our confirmation e-mail.

This deposit (20% of the total rental amount) is not refundable.

Once we have received the Fax we will contact you by email and reconfirm the definitive booking of the property you have chosen. We will send you details on how to get to the property , the address and arrange the meeting in which the keys of the property will be handed over to you.

The balance of the payment ( outstanding 80% of the total rental amount)  must take effect on the day the apartment is handed over.

 The minimum rental period is 3 nights, which term can begin on any day of the week.

All properties will be handed over clean, tidy and in good working condition.

The prices quoted cover the use of the living unit, the furnishings, the kitchen utensils and all accessories necessary for a short vacation-sojourn. Gas, water and electricity expenses for general domestic consumption (including heating and air conditioning), linen and towels are included in the rental price unless otherwise stated in the accommodation description.

The booked property  has to be occupied by no more than the guests stated in the relevant booking form and shall include the person responsible for the booking unless previously otherwise arranged. It is not permitted to host more than the maximum stated amount of people listed.

The Rome-Apartments-Rentals.com service is strictly limited to mediating between the client and the property owner and no liability will be accepted for events outside the boundary of such a service.

On leaving, the apartment is expected to be left in a clean and tidy state.

Renters are required to treat the rental property and all its furnishings with care. Should damages occur during their stay, these must be notified to the owner or his representative immediately, and in some cases replaced. Costs for any damages caused by guests must be paid by the renter to the host before departure. The renter is liable for all persons accompanying him, as well as any children and/or animals.

Domestic pets are accepted in some of the properties with the permission of the property owner.

No liability will be taken by Rome-Apartments-Rentals.com or by the property owners for possible occasional disturbances or  loss of services at the rented property such as power, water, gas, swimming pool, heating, air conditioning, cleaning etc. due to force majeur. If strictly necessary, the owner  reserves  himself the right of access to the property in order to carry out any works essential for the maintenance of the property.

Should problems arise during  your stay, these must be communicated immediately upon verification to the owner or his representative, so that these may be eliminated. Complaints made at the end of the stay will not be taken into consideration and no refunds will be made.

Rome-Apartments-Rentals.com  withholds the right to update and change property details, published on its website.
